What are the membership fees to belong to The Villages?
The Homeowners automatically belong to the golf and country club through the grant deed.

What is included in the monthly homeowner’s assessment fees?
The monthly community association assessment includes:
- Exterior building/grounds maintenance for all the recreational facilities and for the condominiums
- Maintenance of private roads
- 24-hour security
- Payment of taxes on all common buildings and grounds
- Exterior building and street lighting
- Landscaping maintenance
- Roof repair and maintenance
- Trash collection
- Water services
- Cable television service
- Home exterior maintenance
- Fire and comprehensive insurance
- Earthquake insurance
- Full-time property management
- AND much more…..
Most single-family homeowners provide their own building/grounds maintenance, fire and comprehensive insurance, roof repair and painting of the home.

Are there any fire and medical facilities on the property?
Immediately outside the entrance gate is a fully staffed Fire Station with medical emergency capabilities. Kaiser Hospital is only a few miles away with Good Samaritan Hospital and O'Conner a few miles beyond. All residents of The Villages are members of the Villages Medical Auxilliary which provide walkers, wheelchairs, crutches, etc. for use at no cost.

Are there any facilities for guests to stay?
Yes. On Site Guest Rooms are available for rent. The Villages offers nice motel type rooms for rent by the day or week.

Can we play golf at any other golf courses?
Yes. The Villages has Reciprocal Agreements with Other Country Club. A big benefit of living at The Villages is that numerous Golf & Country Clubs provide reciprocity. In other words, you simply call them for reservations for golf and/or meals, sign you name and you will be billed through The Villages. These G&CC's include: Almaden Golf & Country Club, San Jose Country Club, Blackhawk Golf & Country Club, La Rinconada Country Club, Palo Alto Hills Golf & Country Club, Saratoga Country Club, Silver Creek Country Club and many, many more.

Can children still living at home live in the Villages?
The Villages is an age-restricted community and children are not allowed to live here. There is no restriction on age of visitors, but there are restrictions on the length-of-stay.
Children can live with you if they are age 45 or older. We have several mother/daughter or any such combinations.

Can you have pets?
Pet restrictions follow the City of San Jose ordinance.

Are there any health-related services for Villagers?
Yes. The Villages Medical Auxiliary (VMA) is located in Cribari Center and has a professional social worker available to assist residents and their families with individual care needs and concerns. There services include:
- Medical Equipment: A variety of medical equipment such as wheelchairs, walkers, commodes, and canes are available to Villagers at no cost.
- Transportation: VMA Volunteers will drive Villagers to and from non-emergency medical or hospital appointments within a 20-mile radius. Rides are also available twice-monthly to supermarkets and pharmacies.
- Flu Vaccine Clinic: VMA sponsors flu vaccinations every year in the fall.
- Clubhouse Meal Delivery: Volunteers deliver lunch and dinner to homebound Villagers on Tuesday - Friday.
- Blood Pressure Clinic: Volunteer medical professionals take blood pressure each Wednesday.
- Educational Programs: The VMA periodically sponsors classes on health-related topics
- Ongoing Support Groups: The VMA has groups on weight management, essential tremor and bereavement.
All Villages residents are members of VMA, which is a non-profit association funded by donations, memorials, tributes and fund-raising projects.

Are there any restrictions on visitors length of stay?
Any person residing in a dwelling for thirty (30) consecutive days or more must register with Public Safety.
Any person residing in a dwelling for sixty (60) days or more in a year (twelve-month period) shall be subject to the residency requirements set forth for new owners, renters, and lessees as a condition of continued residency.

What are the rules about the golf course?
This club offers a regulation eighteen hole course and nine hole par 3 course. These courses are located in an adult community with 1,200 members belonging to the club. There are eight water hazards that come into play throughout the Eighteen Hole Course. Robert Muir Graves redesigned both courses in 1989. In order to play this course, guests must be accompanied by a member, or a reciprocal from another private club. The 5,851-yard ladies' tee on the Eighteen Hole Course also has a men's course rating of 67.7 and a slope of 110.

Does my property qualify for transfer of my current property tax base?
- The original property has to be eligible for the Homeowner's Exemption.
- The replacement dwelling must be of equal-or-lesser value and within an approved county (Santa Clara County and The Villages qualify).
- The replacement dwelling must be purchased or newly constructed within two years of the sale of the original property (this need not be the first home that you purchase after the sale of the original property as long as the qualified replacement dwelling is purchased in the 2-year period).
- A claim for proposition 60 relief must be filed within three years of the date a replacement dwelling is purchased or new construction is completed.
This is not automatic. You have to file the claim.

Number of Occupants
The number of Residents in any Unit shall not exceed two persons plus one person for each bedroom in excess of one (e.g., two Residents in a one-bedroom Unit, three Residents in a two-bedroom Unit). There is a Third Occupant Fee of $55 which will be added to the monthly Association Fees.
